General Questions

Are the apartments furnished?

Yes, all our apartments are fully furnished. All you need to supply is linens, utensils, and any personal items you will need.

What utilities are included?

Water, Sewer, Trash, Internet are all included. Electricity is included up to a $30/person cap.

What is an individual lease?

An individual lease means that you are only responsible for your rental installment and not the rent of your roommate. With an individual lease, you have the rights to joint use of the common spaces and then individual rights to your bedroom and bathroom.

If I'm over 21, do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar Management will accept a security deposit of 1 ½ month’s rent.

Can I bring my pet?

Mercury 3100 is pet friendly! Permitted animals must weigh no more than 55lbs and aggressive breeds are not permitted. No more than two animals are permitted in a bedroom.

What types of apartments and rooms are available?

We have 2 types of apartments available – 3x3s and 4x4s. Both types have Upgraded and Premium options to choose from. More info is available from our leasing office.

What size are the beds?

The beds are full size extra-long. We recommend queen size sheets, although full size extra-long can be special ordered through some retailers.

Can I pay my bill with a credit card? Is there an extra charge?

You can make payments online with a credit card. There are transaction fees that apply with the use of a credit card and it is a percentage based off the amount of the transaction. You will be shown the convenience fee when making the payment and will be required to agree to the extra fee before the payment is processed.

When is my first payment due?

Your first installment of rent is due by August 1st.

Is parking available?

Parking is available for all residents. Mercury 3100 will issue parking passes on move in day. The initial parking pass costs $30 to obtain and, if you lose your parking pass, there is a $50 charge to replace it. Please keep in mind that visitor parking is first come first serve as our main goal is to provide parking for our residents, but residents may obtain visitor parking passes at the office.

What if I need to cancel my lease?

We do not have lease cancellation options available at this time. Mercury 3100 does offer transfer options which allows you to provide a new lease holder to presume responsibility over the remainder of your lease. Please contact the office for more information.

Renewal Questions

What is a “renewal”?

Are you loving it here and can’t imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at our community!

When do I start paying the new rent amount?

On the first day of your new lease which is typically August 1st.

If I renew, will my guarantor have to sign again?

Yes, your guarantor may be sent a new guarantor form to sign for your new lease.

If I renew, do I have to move out and then move back in?

When you renew and choose to stay in your current space, no moving is required!

I'm graduating in December, can I still renew my lease?

Yes, we love our students and our working professionals! Congratulations on your graduation! Please contact our leasing office for more information on your options.

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

It seems early to renew. I just moved in.

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year before we begin leasing to new residents!

How do I renew my lease?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is as easy as “1,2,3”! Just follow these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept".
3. Follow the prompts to sign the new lease agreement.
